Home renovation projects can feel daunting even if you have the finest tool kits or are a DIYer. It is not easy to handle a renovation yourself, and the one thing you need to keep in mind is to assume nothing. When you begin, you might feel like the job is as simple as it looks, but that wouldn’t be the case. Never make your design decisions based on Pinterest unless you are prepared to second-guess everything. Always keep in mind that the home renovation will cost you more than you have budgeted for.

If you are planning a home renovation, there are a few things you must be aware of. Let’s take a look at them.

The budget

Most of the homeowners tend to underestimate the cost of the updates. Even if you are renovating a small part of your home, you need to keep the costs in mind. You might end up taking out a loan to pay for the repairs. If you’re in the UK and your credit score isn’t perfect, consider options that can help spread renovation costs—such as personal loans and credit cards for bad credit. Compare APRs, fees, and repayment terms to avoid overstretching your budget. Always set aside a fund that you can use if you go over budget. Do not assume that the project will be completed within the amount you have estimated because that usually doesn’t happen.

Get an estimate

You should never underestimate the importance of a written estimate. Word of mouth and text messages cannot be considered as an estimate. On the day of work, the contractors could ask for more and you will have to pay them. This could lead to tension between the workers and you. Hence, always make it a point to get a written estimate.

Reconsider the renovation

Once you have the estimate, compare it with your budget and make note of the difference. Unless it is extremely necessary, you might want to reconsider this decision if the estimate is fairly higher than your budget. You must only opt for a renovation if you are planning to live in the house for another five to ten years. If you want to move out, it might not be a good idea to spend a lot of money on it.

Cliff from Reverse.Mortgage, agrees, “If you are above 62, you can also make the most of a reverse mortgage and try to handle the renovation costs. But before that, read more on what is a reverse mortgage and how does a reverse mortgage work. It is an ideal option but might not be suitable for everyone.”

Consider the cost of a temporary housing

If you are going for a whole-house renovation, you might have to look for a place to stay for the period. It could be an Airbnb rental or a friend’s guesthouse. But you will need to consider the cost of the same. Additionally, if you are renovating the kitchen, consider the cost of restaurant and takeout meals.

Upstairs renovation will impact the downstairs

When you work on the upstairs plumbing, it will have an impact on the wall downstairs and this is something you must keep in mind. If the bathroom on the second floor does not stack on top of the bathroom downstairs, you might need a thicker pipe on the outside of the wall, and the water lines will have to be run inside the wall. You must be mentally prepared to make these adjustments.

Wait for the best contractor

The contractor can make a lot of difference to the renovation result, and you must look for the best contractor for the job, even if you have to wait for them. Scout the market for different contractors, take a look at their projects, and ask for a plan. If you like the plan, you can ask for an estimate and then decide how it fits in your budget. If you work with the right person, they can save you a lot of stress, hassle, money, and marital tension. Some of the best contractors may not have the time to take up your project and this means you will have to stay patient and wait for them.

Limit where you shop from

If you are shopping for supplies and want to stick to the budget, limit the places you shop from. Stick to the standard shops or ask your contractor for recommendations and stick to the budget. It could be tempting to go over budget and that can put you into trouble. You can also make quicker decisions when you shop from limited places.

Think outside the box

Try to think of different ways you can add value to the home. If you have kids, remember that they will outgrow everything in a few years, and you do not need to be too child-friendly. Try to make the most of the available space and ensure easy access. While you are at it, think of different ways you can make your home look like your dream home.
